DVD #1 - Live Your Dream

In DVD #1, we offer an introduction to Nicaragua, including an interview with Maria Rivas, Nicaragua's Minister of Tourism. and with local expats who have made Nicaragua their new home. We visit Granada, the oldest city in the Americas, and show you how it's possible to buy an historic home, restore it, and turn a healthy profit in less than 18 months.

Is island living more to your liking? Well, you're in luck! Granada sits on the shores of Lake Nicaragua (aka Lake Cocibolca), which is one of the last places on earth where you can find an affordable island to call your own. We take you to the charming "Las Isletas" and show you how you can land your own piece of island paradise without having to worry about hurricanes.

Next, we're off to the Pacific coast, to an up-and-coming oceanside community called San Juan del Sur. San Juan is attracting tourists, entrepreneurs, and expats alike who are enjoying the good life on the beach. San Juan del Sur is about to explode. With cruiseship traffic growing every month and a thriving eco-tourism industry attracting ever more visitors seeking adventure, developers and entrepreneurs are setting up shop and staking their claim in this land of opportunity. And, luckily for us all, the opportunities here are both affordable and open to everyone!

Finally, we head down the Pacific coast to the Costa Rica border. This is the secret location of what may become the best deal in real estate in Central America in years. Sharing the same coastline, views, and weather as Costa Rica, the land on the Nicaragua side of the border is going for far less, creating far more value for clever investors. In fact, you can buy land here for about half of what you'd pay just a few kilometers down the road in Costa Rica! The scenery is spectacular, the beaches are pristine, the wildlife abundant, and the opportunity unparalleled.

We know there's a lot more to buying property than fantasizing about relaxing in a hammock on your own private island. It takes research, practical information, more research, and trustworthy professional guidance to make a smart real estate buy. That's why we've teamed up with reliable experts who have extensive knowledge of the local markets and who can steer you in the right direction - and away from dicey propositions - in the Nicaragua real estate world.

We interview Sara Murphy and Claudia Gonella, co-owners of Coldwell Banker Nicaragua (and expats themselves), who offer practical insights and solid strategic advice for buying real estate in Nicaragua, both inland and along the coast.

We also introduce you to U.S expat Henkel Smith, owner of Water's Edge International Realty, whose experience and knowledge of the market in the San Juan del Sur area makes him one of the main "go-to" guys in the region for beachfront and oceanview property. We also speak with attorneys, contractors, developers and expats who share their experience and expertise, giving you the lowdown on what it really takes to invest, do business in, and move to Nicaragua.

DVD #2: Extended Interviews

Our experts shared so much valuable information during their interviews that we created an entire second DVD to share it all. We include extended interviews with a diverse group of professionals, including Maria Rivas (Minister of Tourism), Sara Murphy (real estate specialist), Raul Calvet (investment consultant), Noah Phillips (contractor), and Federico Guardian (attorney). These four intelligent and articulate experts have in-depth knowledge about the real estate market in Nicaragua. We had a lot of questions, and they had the answers.

We are very grateful to Maria Rivas, Nicaragua's Minister of Tourism, for spending a good deal of time with us. She explains how Nicaragua is becoming a major destination in the region and described many of the goverment's incentives to attract foreign investment into the country. She is smart and is a one-woman force as she reintroduces Nicaragua to the world. She's been so effective, in fact, that we heard she's been asked to stay on at her post in President-elect Ortega's new administration.

Sara Murphy was one of our main contacts in Nicaragua. She's well-connected and well-regarded in the real estate industry there. Her no-nonsense style and her direct, uncomplicated answers to our questions during her interview make it easy to understand the basics of how to buy property or homes in Nicaragua. She offers straightforward insights into the market and cautionary tips for making smart investment decisions.

We also speak with Raul Calvet, founder and President of Calvet and Associates, a consultancy specializing in real estate developments, market analysis, and the Nicaraguan tourism industry. Raul has connections with almost everyone who's anyone in the industry there and offers invaluable analyses of the market forces operating in the Nicaraguan real estate sector.

Noah Phillips is one of the most sought-after contractors in Granada. If there's a big project there, Noah's probably in charge of it. He's an easygoing guy with exceptional experience in renovating and building in the old-world, Spanish Colonial style. He offers tips about how to find a good contractor and explains the differences between construction in the U.S. or Europe and the construction industry in Nicaragua.

And finally, we speak with Federico Guardian. Don't let his young looks fool you. He's a smart attorney with extensive knowledge of real estate laws in Nicaragua. He shares specific insights into the real estate landscape and explains the process for buying and selling property in Nicaragua. There are a lot of attorneys in Nicaragua (almost as many as there are real estate agents), so take heed of Federico's advice and make sure you find a reputable professional who can ably represent you in any legal transaction there.
